Who the builder rep works for
The sales rep at every Las Cruces model home is an employee of the builder. They are paid by the builder to sell that builder's homes at the price the builder wants. Many are excellent salespeople who genuinely like the homes they sell. They are also not on your side. That is not a moral failing — it is a structural fact of new construction.
What a buyer-side agent does
We tour you across all six reputable Las Cruces builders, not just the one whose model home you walked into first. We know which spec has been sitting too long. We know which incentives are real and which are fluff. We know which floor plans hold their resale value and which ones don't. We negotiate the incentive stack against the rep, every week, on every buyer transaction we do.
Who pays the buyer agent
The builder. New construction transactions in Las Cruces typically pay buyer-side commission of 2.5 to 3 percent out of the builder's side at closing. You pay nothing for our help. The price you negotiate is the price you pay — having us represent you doesn't add to it. In fact, our negotiation typically lowers the all-in cost by more than the commission percentage.
Risk reversal
There's no upfront contract on the first call. If we are not the right fit for your search, you walk. We only get paid if you close on a home you're happy with. The math always favors having someone on your side.
