Pre-construction: middle path, mild customization
Pre-construction means the builder has chosen the floor plan and lot but you can pick interior finishes (countertops, cabinets, flooring, appliances). Close timeline is typically 60 to 120 days from contract. Best for buyers who want some say in the look without a 6-month custom commitment. Most floor plan options open up here. KT Homes and French Brothers both have strong pre-construction programs.
Custom on your lot: slowest, most expensive, most personal
Custom means you bring the lot (or buy one), you pick the floor plan (or design one), and the builder builds it. Timeline is 4 to 8 months minimum, often longer. Cost typically runs 15 to 30 percent above equivalent production homes. Best for buyers with a specific vision who already own land. French Brothers, Edwards Homes, and select KT Homes projects are the strongest custom programs in Las Cruces.
How to decide
If you need to be in by a date 60 days out, spec is your only realistic path. If you have 90 to 180 days, pre-construction opens up. If you have 6 to 12 months and want to design from scratch, custom works.
