Which builders accept contingent offers
All six reputable Las Cruces builders will consider contingent offers on slower-moving inventory. Hakes Brothers and Arista are most flexible. French Brothers and Edwards are more selective. Contingent offers typically come with reduced incentive stacks — the builder is taking on timing risk.
Hold programs
Most builders will hold a spec home for 7 to 30 days while you list and sell your current home. The hold typically requires earnest money and may carry a fee if the home stays held longer.
Out-of-state sellers
If your current home is out of state, we can refer you to a vetted buyer-side agent in your current market to manage the sale side. Many of our relocators run the two transactions in parallel — list current home, get an accepted offer, then close on Las Cruces new construction within 30 to 60 days of selling.
