Mountain or arroyo view (Organ Mountains, Doña Ana Mountains, or arroyo greenbelt) — these add to resale value, not just enjoyment. Backed-up to open space (privacy advantage). Corner lots you specifically want for the layout or yard. Oversized lots for RV, boat, or future expansion.
Push back on
Vague 'premium location' premium with no actual view or feature. Cul-de-sac premium for a cul-de-sac that has no other advantage. Premium on a lot that has been sitting more than 60 days — the builder is motivated to move it. Premium on corner lots you didn't ask for.
How to negotiate lot premium credits
Always ask the rep two questions: 'What is the lot premium on this exact lot, and how was it determined?' and 'How long has this home been on the market?' If the home has been sitting more than 60 days, request a lot premium credit. Many reps will reduce the premium by 25 to 50 percent on slow inventory. End of quarter timing helps significantly.
