Final walk-through
Five to ten days before closing, you walk the home with your agent and (often) the builder rep. Document every punch-list item — paint touch-ups, missing trim, scratches, appliance issues. The builder typically commits to a fix timeline that runs from a few days to a few weeks post-close.
Title and funding
Title company prepares closing documents 3 to 5 days before close. You'll receive the closing disclosure showing all costs. On closing day, you sign documents (in person or via mobile notary), wire your funds (always confirm wire instructions via verified phone call), and the title transfers. Keys come at funding.
First 30 to 60 days
Builder warranty starts on possession day. Document any issues that emerge in the first 30 days — settlement cracks, HVAC adjustments, plumbing surprises. Most builders handle these as standard one-year warranty items if you submit them properly. French Brothers and Edwards Homes are particularly strong on warranty service.
