Conventional (5 to 20 percent down, best rates with strong credit), FHA (3.5 percent down, lenient credit, mortgage insurance applies), VA (zero down, no mortgage insurance, military-only), USDA (zero down, rural areas, income limits apply). Most Las Cruces new construction buyers use conventional or FHA.
Builder-preferred lender trade-off
Builders incentivize you to use their preferred lender by tying the largest incentive stack to that lender. Their rate may not be the best rate. Get a competitive quote from a non-preferred lender first. Sometimes the builder lender wins. Often they don't, but the incentive stack offsets the rate differential. We help with the math.
VA loans for Holloman and Fort Bliss buyers
VA loans require zero down and zero mortgage insurance, which makes them dominant for active-duty and veteran buyers. Las Cruces is a popular landing zone for Holloman (Alamogordo, 60 minutes east) and Fort Bliss (El Paso, 50 minutes south) families because cost-of-living is meaningfully better than near base. All six Las Cruces builders accept VA financing.
Pre-approval timing
Get pre-approved before you tour. The builder rep will not show you their best home or work the best incentive stack until you have a pre-approval letter. Pre-approval is free and takes 24 to 72 hours with most lenders.
